Did you know that the best times to sell a home in our area are from the end of January to the end of June and from the second week of September to the middle of December?
This applies even to waterfront homes; while people often think the hot weather helps sell waterfront homes, the good weather actually lowers the demand for ALL types of homes. Many buyers are on vacation NOT looking at houses!
Real estate, like everything, is affected by supply and demand: if you are part of the supply, you want to be selling when the demand is highest. You need all of your potential buyers to be here, not out of town.
Generally speaking, the times NOT to sell tend to be:
• during school holidays-summer vacation; Spring Break; Christmas through the New Year
• long weekends-especially when the sun is shining.
• key family times-Mother's Day weekend can be a good time for buyers to pick up some deals on homes launched on a day when open houses tend to be empty!
• key sporting events-Super Bowl Sunday is NOT when you want to have your first open house...
Sellers can benefit significantly from listing and "launching" at the best time possible. Even for buyers, there are fewer opportunities during the slow markets because smart sellers are not listing at the worst times of year.
Right now, those who want to sell before the summer are moving into 2 of the best months to do so. We have handymen, painters, etc. helping our clients get ready to launch!
